Ohio Private Time Frames

  • Residential: No requirement. NACM suggests serving notice 45 days from last furnishing to prompt payment.
  • Commercial: Serve the prime contractor and owner within 21 days of first furnishing; NACM Recommends requesting a copy of the Notice of Commencement in conjunction with serving a timely notice of furnishing. See Speed Bumps.

  • Commercial: Within 75 days of last furnishing.
  • Residential: Within 60 days of last furnishing. See Speed Bumps.

  • Within 6 years from filing lien or 60 days of receipt of notice to commence suit.
